Offbeat Luxury Property Mussoorie details:
A rare geographical phenomenon that takes over millions of years to create a stadium-like valley in a limestone mountain. Today, we have made it accessible to everyone to witness this natural formation and leave rejuvenated.
The property is a pioneer nature retreat near Mussoorie spread over 1.5 acres. It is an offbeat holiday homestay featuring a walnut orchard, cottages, and activities. It is one of the only properties that offer indoor fireplaces and treks from the cottages.
THE COTTAGES:
1. The Mist & Oak cottages are our 2-bedroom cottages perched on a hilltop that provides a cozy stay with splendid views of the surrounding hills and forest.
Inclusions: Free WiFi, indoor-fireplace, room & drawing-room heaters, electric blankets, towels, towel warmers, tea/coffee station, electric iron.
2. Tree-House accommodation features a jacuzzi, sauna, and on request massages in its spa package. You get a forest view on three sides and a beautiful walnut orchard on the fourth side.
Inclusions: Free WiFi, Jacuzzi, Sauna, sofa-bed, room & drawing-room heaters, electric blankets, towels, towel warmers, tea/coffee station, electric iron, laundry.
3. 1 bedroom cottage is a private cottage situated at our walnut orchard with a beautiful gazebo and comfortable outdoor sit-out next it.
Inclusions: Free WiFi, gazebo and sit-out area, sofa-bed, room heaters, electric blankets, towels, towel warmers, tea/coffee station, electric iron, laundry.
Hygiene Protocol:
Stricter hygiene measures have been put in place to be in-line with the latest research and recommendations from the World Health Organisation (WHO).
The objects that are touched most often, such as the handles of the doors and furniture, the switches, the remote controls, etc., are carefully sanitized.
The sheets and linen are machine washed at 70°C or more.
Public and common areas will undergo regular deep cleaning and disinfection.
Surgical masks and hand sanitizers will be provided to all guests and associates.
All guests and associates will be subject to mandatory, frequent temperature checks.
Air filters and air-conditioning systems will be cleaned regularly.
All associates will be briefed on enhanced personal hygiene.
Key cards will be disinfected before and after usage.
Bags will be sanitized on Check-In.
Nearby sightseeing places: George Everest, Mall Road, Char Dukan, Cafe Ivy, Landour Bakehouse, Rokeby Manor, Claridges, JW Marriott, Kempty falls.
House Rules:
1. Check-In/Out –
Check-In: 1 pm onwards.
Check Out: 11 am.
The approach to The Dolina is off-road. We provide a shuttle service by our property’s 4×4 jeep.
The parking area is available for all vehicles.
If you have an SUV, you can drive up to the property and park outside the gate.
We don’t have any accommodation for guests’ staff members or drivers.
2. Meals – Breakfast : 8:30 am – 9:30 am
Lunch timings are flexible depending on day activities/treks.
Dinner : 8:30 pm – 9:30 pm.
Meals for your stay are to be ordered at a minimum of 48 hours in advance of your arrival for us to organize and stock proper provisions for the same.
Please note that a group can either order an Indian cuisine or a Continental cuisine in the same meal. Meals once booked cannot be canceled or refunded.
Buffet meals will be provided outside the cottage in the common space. You can have your meals in your respective rooms also or outside.
Snacks can be purchased or ordered as per the list provided in the menu. Timings are between 8 am and 9 pm.
3. Cleanliness –
We aim to reduce carbon footprints and maintain the ecological balance around the property.
All guests are requested not to litter. Kindly use the garbage bins provided on the property.
4. Fire Safety –
No smoking is allowed inside The Tree-House. Guests can smoke in the balcony.
After spending the evening around the bonfire and before retiring to your cottages please extinguish the embers with water. No open fires are to be lit at any other location in or around the property.
Do not light candles in the cottages. We have backup inverters and a generator as well as torches in all rooms.
In case of a fire, electrical, or otherwise, please use the fire extinguishers provided in each cottage. Instructions for the use are clearly marked on it.
Please keep room heaters away from your clothes or furniture to avoid any accidents.

5. Water –
Please don’t waste water as water is precious to all. Water in our taps is drinking water as the source is natural spring water. It has been tested and is completely safe for consumption.
We don’t have any R/O water filtration system since our tap water is completely consumable. However, guests are advised that they can carry bottled water from the main market areas if you feel a need for the same.
6. Housekeeping rules :
Please ring the bell located on the left-hand side switch-board as you enter the cottage to call for our staff. The kitchen and staff rooms are 5 minutes away from the cottages so please allow time for the response accordingly.
You may also use the intercom provided in the rooms. House Keeping – 601. Kitchen – 602.
7. Miscellaneous –
No Alcohol/Cigarettes are served or sold at the property.
Please be advised not to boil anything other than water in the electric kettle.
The microwave can be used only to warm food and milk for children and adults. Please note, we do not provide any utensils for the pantry.
Loud music is discouraged to respect nature, surroundings, and other guests (if any).
Children below 12 years are not charged extra. But please bring an identity card of the child, lest there are confusions regarding the same.
8. Medical –
We have a medical kit in case of emergencies and we also keep a specific set of medicines at the property for general symptoms like headache and stomach ache. Please ask housekeeping for the medicine chest.
For medical emergencies please call 108 and the ambulance usually arrives at the base of our road in 15-20 minutes.
Be rest assured we have all network signals available at your cottages.
9. Damage to Property:
Please note that any damages caused to the property, movable or immovable, will be charged to/and settled by the guest before check out.
In addition to the booking amount, a charge of Rs 3000/- is added as a security deposit which is refundable at the time of check-out. The security amount is taken in the rare case of any property damage or emergency medical arrangements.
10. Spa Rules –
Jacuzzi
We require a minimum of 3 hours notice to prepare the jacuzzi.
Only two persons can use the Jacuzzi at one time in the allocated positions.
Please shower before getting into the Jacuzzi. Do not put any soap, shampoo or bath salts in the Jacuzzi. The water is purified continuously with a water filtration system.
To protect your phone from getting wet there is a chamber for storing your phone.
Please do not attempt to add any water to the Jacuzzi as it is filled to an exact level via a filter.
When the Jacuzzi is not in use, please ask housekeeping to cover the Jacuzzi with the insulated cover as it maintains the water temperature in the Jacuzzi. If left uncovered, the water will become cold and will take 8 hours to re-heat.
To prevent the risk of drowning, never leave children unattended in the Jacuzzi and never fall asleep while using the massage functions.
Sauna
The sauna can be used at any time. Set the required temperature and timer on the control panel. Please ask housekeeping to switch on the main power supply to the Sauna room.
A bucket and ladle with water are for dousing the rocks to increase steam and humidity as per your requirement. A humidity and temperature instrument is on the wall as well as an hourglass with a 15-minute timer.
Do not wear any metallic objects in the sauna room, e.g. watches, rings, chains, etc.
Cancellation / Prepayment
Our Policies: 1. Reservation Policy: The entire amount of booking for the total period of stay has to be paid in order to confirm the booking. Security Deposit - In addition to the booking amount, a charge of Rs 3000/- is added as a security deposit, which is refundable at the time of check out. The security amount is taken in the rare case of any property damage or emergency medical arrangement.
2. Cancellation Policy: In the case of a no show, the cancellation policy states a no refund. If you cancel your booking within 48 hrs of check-in, the cancellation policy states a no refund.
If you cancel your booking before 48 hours i.e. on and before 2 days of check-in, cancellation charges will not be applicable.
For a confirmed booking during blackout dates, cancellation charges will be incurred.
3. Child Policy: Children up to 12 years of age can stay in the parent’s room without additional charge.
4. Refund Policy: In case of a cancellation, the refund amount, as per the cancellation policy, will be processed within 7-10 working days from the date of initiation of the process via online payment/cheque. In case of a refund, bank transaction charges will be deducted from cancellation charges.
5. Lost & Found: The hotel shall not be responsible for any lost, misplaced, stolen, or damaged valuables or belongings. If you discover that you have left behind something, please call us immediately and we will try our best to assist you in locating your lost item.
